By accessing or using bookdvacations.com (the “Website”), booking a reservation, or staying at a property managed by Book’d Vacations, you agree to be bound by these Terms & Conditions (“Terms”). If you do not agree to these Terms, you may not use our Website or services.
Book’d Vacations is a professional vacation rental management company providing short-term lodging accommodations and related hospitality services. Unless otherwise stated, Book’d Vacations acts solely as an agent for property owners and is not the owner of the properties it manages.
To make a reservation, the booking guest (“Guest”) must be at least 25 years of age unless otherwise approved in writing, provide accurate personal and payment information, and complete all required pre-arrival steps. These steps include execution of a Rental Agreement and completion of government-issued ID verification. Failure to complete these requirements may result in cancellation of the reservation.
All reservations are subject to a separate Rental Agreement and property-specific House Rules, which are incorporated into these Terms by reference. In the event of a conflict between these Terms and the Rental Agreement, the Rental Agreement shall control.
Elligible reservations may be paid in three payments:
20% due at the time of booking.
30% due 60 days before check-in date.
50% due 30 days before check-in date.
Accepted payment methods include major credit cards. All rates are subject to applicable taxes, cleaning fees, and any additional charges disclosed at the time of booking. Book’d Vacations reserves the right to cancel reservations for non-payment or suspected fraudulent activity.
Cancellation and refund policies vary by property and booking platform and are disclosed prior to booking confirmation. Refunds, if applicable, are processed strictly in accordance with the cancellation policy listed at the time of booking.
Except where required by law, no refunds, credits, or date changes will be issued for circumstances beyond Book’d Vacations’ control, including but not limited to weather events, hurricanes, named storms, natural disasters, travel delays or cancellations, airline disruptions, road closures, illness, injury, medical emergencies, family emergencies, work obligations, government travel advisories. Book’d Vacations recommends guests purchase “cancel for any reason” travel insurance.
Refunds, if applicable, are processed strictly in accordance with the applicable cancellation policy. No refunds will be issued for early departures, weather-related events, travel disruptions beyond our control, or guest failure to comply with booking requirements or house rules.
Guests are responsible for any damage, missing items, excessive cleaning, or city ordinance violations that occur during their stay. Book’d Vacations reserves the right to charge the payment method on file or withhold security deposit to recover associated costs.
All properties have strict maximum occupancy limits determined by the city and the booking guest agrees to limit occupancy to this number at all times. Parties, events, and large gatherings are prohibited unless explicitly approved in writing. Commercial use, subleasing, or illegal activity is strictly forbidden. Guest agrees to follow local noise ordinances shared in rental agreement. If law enforcement is called to the Premises for any reason involving the Guest, Guest must pay all costs that result, including repair of any damage done to the Accommodations or any adjacent properties, and may be subject to prosecution and/or eviction immediately without refund. If law enforcement is called to the Premises and determines a founded noise violation has occurred by issuing a warning or ticket, Guest’s stay will be terminated immediately without refund, and Guest must immediately vacate the Premises.
Unauthorized pets are prohibited. Service animals are permitted by law. Guest must disclose any animals prior to arrival. No emotional support animals (ESAs) are permitted unless pre-approved in writing.
Book’d Vacations shall not be liable for delays, cancellations, or interruptions caused by events beyond its reasonable control, including but not limited to severe weather, natural disasters, utility outages, or government actions.
